In 2016 it was put up for sale, and there were rumors that it would be lost to the world of Horse Racing. However, A prominent young trainer was able to purchase the Stables, which have thrived since he purchased Loretta Lodge.

Loretta Lodge – A Description

Loretta Lodge is an outstanding residential and equestrian property near Epsom Downs racecourse in the heart of Surrey. One of Epsom’s most famous yards is set within the rolling countryside. The property comprises a detached three-bedroom house with a double garage and indoor swimming pool, a newly refurbished trainer’s house with four bedrooms, additional accommodation for staff, a circular 5 furlong Polytrack Martin Collins all-weather gallop and a 5 furlong McArdle all-weather gallop, extensive equestrian facilities including Stabling for 52 horses, set in over 100 acres.

  • Headley Hill House

Headley Hill House has its private drive flagged with pillars, enjoying an elevated position west of the equestrian facilities. It is an attractive detached house built in 1981, enjoying a mature position and with rural views. The first floor includes a Clive Christian kitchen, utility room and WC, a sitting room with an impressive fireplace and dining area, timber framed orangery providing access into the garden, and a separate family room. On the first floor is an impressive primary suite with a dressing room, en suite bathroom, and two further bedrooms with bathrooms.

The property formerly had a further bedroom incorporated into the primary suite. A fourth bedroom could be reinstated if required. The house also has ample loft space, which, subject to securing the necessary consent, could be utilized. Less than 2 miles from Epsom Downs racecourse, the stables enjoy off-road riding to the country’s third largest racehorse training center, Epsom Downs Training Centre. Loretta Lodge’s trainer is one of only 12 local trainers using the Epsom Downs gallops, which the Jockey Club Estates own. In addition to having this excellent facility on the doorstep, Loretta Lodge has a superb suite of private facilities, including Stabling. The main stable yard is positioned around a large courtyard with an additional central row of stables.

  • The Equestrian Complex

There are 47 boxes in total, which are well-ventilated with traditional stable doors, Charles Collinge hinges with opening windows above. The stables have concrete floors and open out into a large tarmac yard. Within the courtyard is a secure tack room, feed room, staff room, rug room & drying room. In the northern corner are a barn storing hay, shavings and machinery. Exercise facilities Additional facilities positioned around the stable yard include an equine pool with a straightforward design, a loading ramp, a covered Claydon horse walker and a lunge ring with Martin Collins surface.

Behind the yard and east of the property is a five-furlong circular gallop with a Polytrack Martin Collins all-weather surface. The field is large, open and flat, which means it could be versatile to suit other equestrian facilities, including polo. Mature trees and woodland border it.
